The recent California state laws have opened numerous doors of opportunities for homeowners and developers to ride on the boom in Accessory Dwelling Units or ADUs. Demand for affordable housing with city living convenience and amenities is also driving real estate development even during the ongoing global health crisis.

THE LAWS ARE ON YOUR SIDE

If you are a property owner in California, the new bills makes it easier to convert your garage into an ADU, even if it is attached or detached from your main house within your property. Some states allow for up to three structures to be built within the properties. These laws propelled the sharp increase in ADU development. Active ADU bill proponents like Democrat State Sen. Bob Wieckowski, from the Bay Area observed the continuous surge in building ADUs in San Diego, San Jose and Los Angeles bringing about numerous builders, contractors expanding their workforce to accommodate the rising demand. He believes this ADU development in California will play a crucial role in solving the affordable housing shortage. He even explains that if at least “10 percent of homeowners built an ADU, that would be roughly 900,000 new units. In the San Francisco Bay Area, that would amount to 150,000 new homes, mixed in throughout existing neighborhoods, at no cost to taxpayers.” (from an article by Patrick Sisson in Curbed.com). Not only are the laws in your favor as a homeowner, even the current health crisis has driven the interest rates to an all-time low.
